Needham Planning Board, 12/19/22


Those who tuned in to the Planning Board meeting on Monday hoping for final resolution on the proposal for the former Muzi site have a few more days to wait. The board came close to a decision on Monday, but due to the absence of a key member and some questions about the final language of the decision, the vote was moved to a special meeting at 2pm on Thursday, December 22nd. That doesn’t mean that the board didn’t have a lot to discuss. The meeting shaped up to be a big one, with the latest iteration of the Avery Square project coming under scrutiny and a proposal for the property that once was the Stanley Tippett Hospice House. Agenda:

1) Public Hearing: 100-110 West Street continued from previous meetings
WELL Belfour Needham Landlord LLC, Petitioner
redevelop the property to include 155 units of senior housing, consisting of
127 Assisted Living apartments and 28 Alzheimer’s/Memory Care units.

2) Definitive Subdivision: 920 South Street
Brian Connaughton, Petitioner

Combination of three public hearings to establish a subdivision into two lots and
complying to required restrictions of the Scenic Road Act and Public Shade Tree Act.

3) Transfer of Permit: 101-105 Chapel Street
Cook Needham/Cook Restaurant, Petitioners

4) Decision: 9 B Street
Coca Cola Beverages Northeast, Inc., Petitioner
Proposal to renovate the existing building, removing the existing office wing,
and removal of the existing Fleet Services wing, associated storage and
former railroad bay to be replaced by a new single-story Fleet Services wing
and addition of 14 loading docks.

5) Decision: 557 Highland Avenue
557 Highland, LLC, Petitioner
Proposal to redevelop the property with office, laboratory and
research and development uses. The proposal also includes construction of
below grade parking under each building and a separate stand-alone
parking garage, as well as retail and restaurant uses
