Needham Planning Board, 1/17/23


At the Planning Board meeting on Tuesday, January 17th, two major decisions were deliberated and delivered. The first centered around the renovation and expansion of the Coca-Cola facility, while the other cleared the way for the redevelopment of the Panella’s Market site. However, once again the meeting itself was largely a preview of what the Planning Board would propose to the May Annual and Special Town Meetings. It was part strategy session, and part drafting session as work continued on two–and possibly three articles. The meeting is available for viewing in the window below:

Agenda:

1) Decision: 9 B Street
Coca Cola Beverages Northeast, Inc., Petitioner
Proposal to renovate the existing building, removing the existing office wing,
and removal of the existing Fleet Services wing, associated storage and
former railroad bay to be replaced by a new single-story Fleet Services wing
and addition of 14 loading docks.

2) Decision: 40 & 50 Central Avenue
BTE Development, LLC, Petitioner
Proposal to demolish the two existing commercial buildings and construct
a new mixed-use building with retail on the first floor and 15 total
residential units on the second and third floors, with associated surface parking.

3) Discussion of Zoning Articles for Spring Town Meetings
• Three-Car Garages

• Accessory Dwelling Units
• Parking Regulations

4) Review and Approval of Affordable Housing Plan

5) Review of MBTA Communities Law Action Plan.
