Zoning Board of Appeals, 7/16/26

The Needham Zoning Board of Appeals met on July 16th with three items on the agenda. Most notably, there was a discussion regarding an application for a Special Permit at 8 Hunnewell Street for an extension, alteration, and enlargement of the dwelling situated on the property to accommodate a kitchen expansion while still maintaining the non-conforming Ardmore Street front yard setback. After lengthy discussion, the agenda item was pushed to the next ZBA meeting since not all of the information was provided regarding the history of the property. They also withdrew without prejudice, an application at 117 Kendrick Street where The Hickory Club as the applicant had orignially applied for a Special Permit to allow the operation of an indoor athletic or exercise facility. Lastly, at the start of their meeting, Board Members approved the minutes from their meeting on June 18, 2026. The meeting is currently available for viewing in the window below:

Case #1: 117 Kendrick Street
The Hickory Club applied for a Special Permit to allow the operation of an indoor athletic or exercise facility, together with its customary accessory uses. They request for Withdrawal without Prejudice.

Case #2: 8 Hunnewell Street
The owners seek a Special Permit to allow the extension, alteration and enlargement of the lawful, pre-existing nonconforming single-family dwelling. The relief is associated with an enlargement to accommodate an expanded kitchen. The applicant proposes to maintain the non-conforming Ardmore Street front yard setback of 16.3’ by extending the exterior wall by approximately 7.2’.
