Zoning Board of Appeals, 6/18/26

There were three cases in front of the board. First they decided whether the Needham Housing Authority could pursue power lines above ground for their Seabeds Way revitalization project. Then they listened as a neighborhood showed up big time for a Helen Road resident. Finally, they determined whether a two-family house with two detached garages could be replaced with…a two-family house with two detached garages. Case #1:22-46 Seabeds Way
Needham Housing Authority requests the elimination of a condition which reads: “All utility lines including the fire alarm system shall be placed underground.” The Petitioner requests permission for upgraded electrical lines and fire alarm lines (if needed) to be aboveground from their connection to existing pole and wires at Evergreen Road, to the transformer close to the nearest of the Seabeds Way buildings.

Case #2: 58 Helen Road
The owners seek a Variance to permit a 20 ft front yard setback for a new attached garage on the Aletha Road side of the property, as opposed to the 25 ft requirement. They wish to create a deep enough garage to allow a 17-foot van with a rear loading wheelchair ramp to fit in. The existing garage is too small and the 25-foot setback requirement does not allow enough room.

Case #3 – 74-76 Norfolk Street
74 Norfolk, LLC, owner, has applied for a Special Permit to allow the demolition, extension, alteration, and reconstruction of a lawful, pre-existing, non-conforming two-family dwelling and two detached garages. The request is to demolish all three existing structures and replace them with a new two-family dwelling and two new single car detached garages.
