Zoning Board of Appeals, 8/20/26

The Needham Zoning Board of Appeals met on August 20th with several Applications on their Agenda. After reviewing the Minutes from the previous meeting, Board Members briefly discussed and approved the the Special Permit Application for 8 Hunnewell Street. They next discussed an Application for an Amendment to the Special Permit that was issued by the Needham Pool and Racquet Club, who is seeking to add a fourth court at their 1545 Central Avenue location. Lastly, they discussed the Application for an ADU at 20 Manson Road where the Applicant requested to postpone the Agenda Item until the Zoning Board’s next meeting on September 17th.

Minutes: Review and approve Minutes from the July 16, 2026 meeting

Case #1: 8 Hunnewell Street
Jane Spirovski, applicant, applied for a Special Permit to allow the extension, alteration and enlargement of the lawful, pre-existing nonconforming single-family dwelling. The relief is associated with an enlargement to accommodate an expanded kitchen. The applicant proposes to maintain the non-conforming Ardmore Street front yard setback of 16.3’ by extending the exterior wall by approximately 7.2’.

Case #2: 20 Manson Road
Igor Vasilijok, applicant, seeks a finding that the proposed alteration of a preexisting nonconforming accessory structure into an ADU is not significantly more detrimental to the neighborhood than the existing nonconforming structure. The applicant would convert and expand the existing detached one-story garage into a two-story ADU including two bedrooms and two bathrooms, and would preserve the existing nonconforming side and rear yard setbacks of 1.5’ and 1’.

Case #1: 1545 Central Ave
Needham Pool and Racquet Club applied for an Amendment to the Special Permit issued July 16, 2020 to allow for the construction of a fourth Paddle Tennis Court, as shown on the plans submitted with the application, and to increase membership for the Needham Paddle Tennis Club from 150 to 200.
