Zoning Board of Appeals, 10/29/26

The Needham Zoning Board of Appeals met on October 29th. After reviewing the Minutes from the previous meeting, Board Members appointed a new Chair and Vice-Chair. They had several special permit applications on their agenda. First was for 1129 Webster Street, next was for the property at 23 Newbury Park. They then discussed at length regarding a special permit at 33 Highland Avenue. The Application for an ADU at 20 Manson Road was also scheduled but the Applicant requested to again postpone the Agenda Item until the Zoning Board’s next meeting but after discussion they decided to withdraw their application and plan to resubmit it.
The meeting is currently available for viewing in the window below:

Agenda:

Minutes: Review and approve Minutes from the September 17, 2026 meeting

Deliberate and vote on new Chair and Vice-Chair of the Board of Appeals.

1129 Webster Street
Owners seek a Special Permit to allow the enlargement of the lawful, pre-existing nonconforming single-family dwelling associated with a two-story addition and two car attached garage. The applicant proposes to modify the existing non-conforming side yard setback, reducing the nonconformity to 14.6’ instead of the required 15′.

23 Newbury Park
Owner applied for a Special Permit to allow the construction of one additional attached garage space, for a total of three attached garage spaces, for a new conforming single family dwelling.

33 Highland Avenue
Owners have applied for a Special Permit to waive strict adherence of the off street parking and design requirements of the By-Law to allow for the alteration and reconfiguration of the parking lot and of the front steps.

20 Manson Road
Applicant seeks a finding that the proposed change to a preexisting, nonconforming accessory structure into an ADU is not significantly more detrimental to the neighborhood than the existing nonconforming structure. The applicant would convert and expand the existing detached one-story garage into a two-story ADU including two bedrooms and two bathrooms, and would preserve the existing nonconforming side and rear yard setbacks of 1.5’ and 1’.
